Position: MEP Lead / MEP Design Manager
Industry: Luxury Villa Real Estate

Reporting Line: Head of Design
Qualifications and Skills:
- Experience: Proven background working with MEP design consultants is mandatory.
- Education: Bachelor’s or Master’s degree in Mechanical, Electrical, or a related field.
- Professional Background: Minimum of 10+ years of experience in MEP design and project management, ideally within the luxury real estate sector.
- Knowledge Base: In-depth knowledge of building codes, regulations, and sustainability practices pertinent to the luxury real estate market in Mumbai.
- Interpersonal Skills: Exceptional skills in leadership, stakeholder management, and fostering collaborative efforts across various disciplines.
Position Overview:
The MEP Design and Operations Lead will be pivotal in executing high-end residential projects in Mumbai's luxury villa sector.

This role demands not only extensive technical acumen but also robust leadership capabilities, focusing on commercial dynamics that deliver superior luxury living experiences.

The successful candidate will ensure that MEP systems are intricately designed to balance both aesthetic appeal and functional excellence.
Technical Expertise Required:
- Proficient in Electrical (load schedules, cable sizing, LV/MV systems, earthing, lighting) and Plumbing (demand calculations, drainage, STP, storm water systems, pumps, tanks).
- Manual calculation skills are essential; reliance solely on software is unsuitable.
- Expertise in MEP design software, including AutoCAD (mandatory), Revit MEP, ETAP, Dialux, HAP, Excel, etc.
- Comprehensive understanding of relevant codes and standards such as NBC, IS, IEC, IPC, ASHRAE, and NFPA.
- Strong analytical abilities for design calculations, Bill of Quantities (BOQs), tender documentation, and cost/value engineering.
- Excellent communication and reporting skills are vital.
Key Roles and Responsibilities:
1.

Design Leadership:
- Direct the strategic vision for MEP design, specifically tailored for upscale villa developments.
- Ensure seamless integration of HVAC, electrical systems, firefighting apparatus, and plumbing frameworks with architectural and structural designs.
- Review and approve designs proposed by external consultants, ensuring alignment with international standards and local building codes.
2.

Project Execution:
- Oversee the implementation of all MEP installations from initial concept to final handover, ensuring adherence to timelines and budgetary limits.
- Facilitate collaboration among architects, interior designers, structural engineers, and onsite teams to maintain effective communication throughout the project lifecycle.
3.

Operations Management:
- Establish and enforce quality assurance and quality control (QA/QC) protocols for all MEP activities.
- Conduct regular site inspections to uphold safety standards and ensure workmanship meets luxury specifications.
4.

Budget and Resource Management:
- Develop and manage comprehensive project budgets while devising cost-effective strategies and overseeing procurement schedules.
- Supervise the internal MEP team, coordinating closely with external contractors and suppliers to optimize resource allocation.
5.

Sustainable Solutions:
- Advocate for sustainable and energy efficient practices within MEP systems to meet the growing demand for environmentally responsible luxury developments.
- Navigate municipal regulations adeptly to obtain the necessary permits and clearances.
6.

Technical Proficiency:
- Leverage advanced knowledge of MEP design software to ensure alignment with industry best practices.
- Maintain strong stakeholder management skills to effectively communicate project objectives and progress.

- Coordination & Integration: Proven ability to collaborate seamlessly with architects, engineers, interior designers, contractors, and consultants.
- Costing & Value Engineering: Strong insight into budgeting implications of MEP design choices with aptitude in recommending alternatives that enhance cost efficiency.
- Execution & Problem-solving: Ability to oversee design implementation and identify potential issues early on, proactively resolving them.
- Leadership & Delegation: Experience in mentoring junior engineers and drafters, providing clear technical guidance and delegation of tasks.
- Innovation & Tech Adoption: Familiarity with emerging technologies that enhance design effectiveness, coordination, and sustainability.
- Stakeholder & Client Management: Capable of communicating complex technical challenges to nontechnical stakeholders, particularly in high-end residential or hospitality projects where expectations on comfort and aesthetics are paramount.
